How we keep it accurate.

We trace your published plan and show you the overlay before any furniture goes in. We report the traced usable area next to the plan's stated area.

  • Walls, columns, windows, the entry and the core are traced from the plan you publish.
  • If the plan is unclear, we ask before we build. We never guess at a wall.
  • Layouts are illustrative test fits, not construction drawings.

    See your suite furnished

    We send a private concept preview built from the plan and marked PREVIEW. It costs nothing and commits you to nothing.

  3. Step 3

    Get the full kit

    Want it for the listing? The walkthrough link, stills, film and flyer arrive 5 business days after we confirm your plan is usable.

  4. Step 4

    One revision, final files

    One consolidated round of changes, then the final files. You approve them, then we invoice.

We invoice on approval of the final files; pay by card through a secure invoice link. Prices are plus applicable tax. We can invoice the broker or the landlord directly.

Pilot pricing is for our first five suites. In return we ask for honest feedback; no testimonial is ever required.

What it is not.

Plainly, so nobody is surprised.

  • Built from the published plan. We don't visit the site; what the plan shows is what we build.
  • Dimensions are approximate. Close enough to judge a layout, not to order millwork.
  • Furniture is generic. Representative pieces, not a specific supplier's catalogue.
  • Capacity is an illustrative layout. It is not code occupancy and not a permit count.
  • Not a construction drawing. Your architect or designer still does the real fit plan.
  • No promise about leasing results. It helps prospects picture the space; it cannot sign them.

Questions brokers ask.

We already have a 3D scan tour.

Good, keep it. A scan shows the space as it is today. Fitted shows it furnished three ways. Prospects use the first to check the space and the second to picture their team in it. Use both.

Our designer does test fits for free.

Send us their test fit. We make it walkable, shareable and filmed, so it works in a listing and an email, not only in a PDF.

How accurate is it?

We trace your published plan and show you the overlay before any furniture goes in, with the traced usable area next to the plan's stated area. The layouts are illustrative test fits, not construction drawings.

Who owns the files?

You get a licence to use every file to market the suite: the link, the stills, the films and the flyer. We show nothing publicly without your permission.

What does it take from us?

The floor plan and about ten minutes: the listing link or brochure, the suite and its area, and your OK to use the plan.

What happens after 12 months?

The walkthrough link is hosted for 12 months from delivery. The stills, films and flyer are files you keep, so they go on working in your listing after that.
